10 Benefits of FHA Financing

Here are 10 ways FHA financing can help you qualify to purchase or refinance a home, or ways you can utilize FHA to help someone buy a home:

1.  3% Down Payment with seller concession available for purchases of up to 4 unit properties.

2.  3% Down payment can be from a gift or Down Payment Assistance Program.

3.  Up to a 6% seller's concession can be used.

4.  FHA allows for Manufactured Housing, as long as the property meets their guidelines. 

5.  There is no minimum credit score requirement to qualify, although a clean 12 month history is generally required.

6.  15 Year FHA Loans offer dramatically lower Mortgage Insurance.

7.  A past Chapter 7 Bankruptcy will not disqualify a borrower, provided the the BK has been discharged 2 years and acceptable credit has been re-established.  In some cases, a Ch. 7 may only need to be discharged 1 year if extenuating one-time circumstances can be proven.

8.  Non-Occupant co-borrowers can help to add income to qualify an applicant.

9.  Those with no established credit can use 4 alternative sources of credit such as rent, utilities, etc. in order to qualify.

10.  FHA has programs available for buyers to finance repairs on a home being purchased.

Michael, thank you for the updated guidelines for FHA loans.  Many first time buyers may be able to qualify with these rules in place. Needed post, thanks again!

Thanks, Teresa.  FHA is coming out with some revisions, but these are pretty much old tried and true basic FHA guidelines.

In the past, I've had to get buyers qualified with very alternative credit lines like Day care, storage units, Gym membership... as long as these bills had been paid for 12 months and never late, they were excepted.

FHA also uses up to 85% of rental income on multi-unit properties to qualify a borrower.  Conventional financing only goes to 75%.

Great list Michael.  Even with the legislative changes still pending, FHA's can be a good alternative for a lot people.  I think there just needs to be more awareness out there among consumers and realtors/brokers.   Hopefully this list gets some attention and helps the cause, I think it will.

I think the market share of loans going to FHA is going to go up dramatically in the coming months, particularly with changes now coming to fruition.

Michael thanks for this information. I have a buyer who is FHA qualified and was doing a search to double check my facts before taking them out tomorrow.

Thanks, Kim!  I have to admit alot has changed since I wrote this over 2 years ago: the minimum down payment is 3.5% now, and almost all lenders will require a 620 fico score.
