Are You Good For Nothing? "Good"(to people) For "Nothing"(in return)?

I heard a great phrase today, and one that I had never heard in this manner.  Someone was referred to as "good for nothing"(edit- Yes, I am aware of what the phrase commonly means-please read), meaning that all they did was "good" and expected "nothing" in return.  In the toughening economic times that we live in these days, this reminds me of many things one can do which are "good for nothing".  I thought maybe we can take it one step further and find things which also cost "nothing"

A couple of things that we can do for "nothing" are simple: any volunteer work is just a cost of time, and not money.  I am personally skeptical of calls for donations, and question how much of that money actually makes it to those in need.  When you donate time, you can see the results.  Another thing one can give regardless of their economic circumstances is blood.  The Red Cross and  Blood Center of NJ are two with easy to visit websites.   

Cleaning out your closets and donating to a local clothing center such as Goodwill is another simple free way to help those in need. 

So go and be good for nothing, for nothing!

Delaware Jumbo Mortgage Rates

Our portfolio true jumbo mortgage rates ticked down a bit this week on some programs, and held steady on others this week in Delaware.  It is great time to find jumbo financing for a home in Hockessin or even that second home or retirement home down the beach at Bethany!

Despite the Fannie Mae High Balance Loan Program being introduced, loan limits have remained at $417,000 for Fannie Mae loans in all of Delaware's 3 Counties for 2009.(New Castle, Kent, and Sussex).  The sad truth of the Fannie Mae High Balance loan program is that the pricing is not very competitive as well.  Like most government intervention, the intention was good but the result negligible.

Our true jumbo loan programs, called our Insight Program, allows for higher loan balances at extremely competitive terms!  This includes loans over $417,050 regardless of the County.  This program is available in all of Delaware, Connecticut, New Jersey, and parts of Pennsylvania.

Connecticut Jumbo Mortgage Rates

Our portfolio true jumbo mortgage rates hold steady on some programs, and ticked up a bit on others this week in Connecticut. 

Despite the Fannie Mae High Balance Loan Program being introduced, loan limits have remained at $417,000 for Fannie Mae loans in most of Connecticut(Hartford, Litchfield, Middlesex, New Haven, New London, Tolland, and Wyndham Counties), and are at $511,750 in Fairfied County.  The Fannie Mae HBLP are also has some hits to pricing which are prohibitive, particularly to those looking to simply consolidate debt.

Our true jumbo loan programs, called our Insight Program, allows for higher loan balances at extremely competitive terms!

New Jersey VA Mortgage-Veterans Home Loan- Success Story

Recently, I published some notes about New Jersey FHA Success Stories , and I often brag about my great NJ Jumbo Programs .  I have written previous pieces on the  VA Financing in New Jersey as well, perhaps my favorite loan program.  Today I would like to talk briefly about some of the interesting nuances of the VA loan Program brought to my attention by our in-house VA Underwriter. 

Here is the scenario:  I have a potential client looking to make a purchase with a VA loan.  Income, assets, checked out fine.  The credit score was over 600, and within VA guidelines.  The only issue was the potential client is currently in a Ch. 13 Bankruptcy Reorganization Plan.  I had previously closed an FHA Ch. 13 buyout refinance years ago, and wasn't sure if the guidelines had changed.  I asked my underwriter if this could possibly work, given an otherwise strong file.

Per the VA Pamphlet 26-7, if an applicant has made timely payments for at least 12 months and the Trustee and/or Judge approves the new debt  the lender may be allowed to approve such a loan.  So the answer is VA loans will not disqualify someone currently in a Ch. 13 Bankruptcy.

A little further research also showed that a foreclosure on a borrowers credit will not in of itself disqualify a borrower.  In other words, a strong loan with a foreclosure in it's history still has a fighting chance.  Typically, VA loans can be eligible for financing with a credt score as low as 540, given other compensating factors.

I was happy to make the call to my client and glad my underwriter took the time to show me the guidelines, and glad I have in-house underwriters on staff.  The VA loan is a great loan!

New Jersey FHA Success Stories

With all of the talk about the tightening of the credit markets and the airing of "House of Cards" regarding the maortgage market collapse, I would like to point out some recent FHA Approvals and Closings that I have had:

                                 -An FHA purchase with 10% down, 1 borrower had a sub-580 credit score.

                                 -An FHA Cash-Out with a sub 580 credit score to consolidate debt.

                                 -An FHA Purchase with 5% down for a client who had several(paid off) tax liens.

                                 -An FHA Purchase with 5% down, 1 borrower with a sub 580 credit score.

                                 -An FHA Cash-Out Refi to pay off tax liens for a sub-600 credit score borrower.

 

Do you know what all of these customers had in common?  They were told they could not get financing by another lender, despite the fact they had loans which made sense and strong credit explanations.  I took the time to get all of the relevant information from my clients and was able to obtain an automated approval based on their complete information.  In a couple instances, an occupying  co-borrower with strong credit made the difference.  In others, the debt ratios and assets compensated for some credit glitches.

The point is, a true mortgage professional gets all of the relevant information to obtain a credit decision.  In this market, we need to make every deal stick.  Anyone can quote a rate(and I am guilty of touting some of my jumbo rates as well), but a true mortgage professional makes sure you close at the terms quoted.

New Jersey Jumbo Mortgage Rates

New Jersey Jumbo Mortgage Rates: Our portfolio true jumbo mortgage rates hold steady on some programs, and ticked up a bit on others this week in New Jersey. 

Despite the Fannie Mae High Balance Loan Program being introduced, loan limits have remained at $417,000 for Fannie Mae loans in much of New Jersey(Atlantic, Salem, Mercer, Warren, Gloucester, Burlington, and Cape May Counties come to mind), and are at $729,500 in the rest of NJ.  The sad truth of the Fannie Mae High Balance loan program is that the pricing is not very competitive as well.

Our true jumbo loan programs that have our New Jersey Jumbo Mortgage Rates, called our Insight Program, allows for higher loan balances at extremely competitive terms!  This includes loans over $417,000 regardless of the County.

Currently we have the following New Jersey Jumbo Mortgage Rates with 0 points as of business close on  2/13/09**:

10/1 ARM                 

30/15 Balloon

Connecticut Jumbo Mortgage Rates

Our portfolio true jumbo mortgage rates hold steady on some programs, and ticked up a bit on others this week in Connecticut. 

Despite the Fannie Mae High Balance Loan Program being introduced, loan limits have remained at $417,000 for Fannie Mae loans in most of Connecticut(Hartford, Litchfield, Middlesex, New Haven, New London, Tolland, and Wyndham Counties), and are at $511,750 in Fairfied County.  The Fannie Mae HBLP are also has some hits to pricing which are prohibitive, particularly to those looking to simply consolidate debt.

Our true jumbo loan programs, called our Insight Program, allows for higher loan balances at extremely competitive terms!
